As a property investor or owner, we desire our property value to increase with a good and worthy value and there will be few touch ups to be done with the property in order for the property value to increase. Apart from getting SP Services to ensure the utilities are ready for the tenant or buyer to move in right away, renovations, repairs and maintenance is equally essential. It gives the buyer or tenant the bargaining power if the house is not properly maintained. Thus, losing the value. Whether it is for investment purpose or the demands of a family, these interior design strategies may help you to boost the value of your property when it is time to sell.
Stay away from fads and stay neutral
We suggest that interior design is a matter of subjectivity and it should also reflect the owner’s personality within the home. But that doesn’t mean you should not look at your home from a buyer’s perspective and see it as a product that is being sold in the future. Good interior design should be balanced with other elements and not decorated with many faddish items. If your property contains many faddish items, it may alienate some buyers. Focus of the interior design should be classic decor, with high-quality products and materials.
Property’s target market consideration
You can redesign your home without needing so much cost but still have huge impact on it’s value. To ensure that any financial investment in a redesign is in line with your expected return, renovate in accordance with the location.
Take Central Region for example, it has a unique property market that you can adapt to your surroundings; consider neighbourhood and the property value and to whom the house might appeal. Areas such as Queentown are good for families, Tanjong Pagar appeals to hippe and younger residents and Bukit Timah, Singapore’s most exclusive neighbourhood, perfect for high net worth individuals.
Consult real estate agent if necessary around your area before investing in a large - scale improvement projects. They can advise you of what features buyers are looking for, this is to ensure you only carry out beneficial upgrades for yourself and your future buyers.
Bathrooms and kitchens upgrade
Both bathroom and kitchen are two upgrades that often have biggest effect on securing better valuation. Even small and simple changes like changing the tiles can make a huge difference to buyers’ perception of the room. Go for the extra mile and design a spa-like bathroom with well-positioned mirrors and lighting that is similar to the hotels can instantly boost with quality of your home’s finish and in some cases, its value. Investing in a power shower with a stylish glass enclosure can make your home desirable yet practical.
Declutter
Never underestimate of organised and clean house when it comes to pushing the property value upwards. Decluttering your home’s interior design is essential when selling your property because it creates the calm vibes. Improving your storage is a great way to declutter your space and make it more appealing to potential buyers. Get imaginative, inventive and clever to utilise wasted space for wardrobes, cupboards and drawers.
Make the most of natural light
Natural light flooding in the room makes the look larger, generate energy and lift the mood of potential buyers when they are viewing property. If your windows look out onto a natural setting, consider increasing the size, offering more visibility. Use light colour walls and sheer curtains for the windows to increase the lighting of the room.
Scrutinize small details
While you may focused on larger design issues when renovating your property, don’t miss out the smaller details. Stylish light fittings, including plug sockets, it can enhance the interior of any home, but small touches like these are often overlooked. Same goes for door handles and having properly measured curtains, which can add a luxury feel to your interiors. When you are conducting viewings, consider the other senses. While the house must look great for potential buyers, freshly brewing coffee or a cake baking in the oven are great ideas when potential buyers are viewing your property. It makes the house smell homely and inviting. All these small details will make your property stand out from the crowd.
